Privacy Policy

This Privacy Policy describes how Fresh Start (“we,” “us,” or “our”) collects, uses, stores, and shares information in connection with DealSifter, a real-estate deal analysis and workflow application (the “Application”). DealSifter is used to process incoming property opportunities, organize deal information, evaluate those opportunities, and support the operator’s acquisition workflow.

This policy applies to information handled by the Application, including information about individuals connected to a property opportunity — such as sellers, real-estate agents, wholesalers, buyers, and title company and lender contacts — and to authorized users of the Application.

1. Information We Collect

DealSifter handles information about real-estate opportunities submitted to the operator, including:

  • Property and opportunity information — property addresses, parcel identifiers, property characteristics (such as bedrooms, bathrooms, square footage, and year built), asking prices, occupancy status, listing links, and notes submitted with an opportunity.
  • Contact information — names, email addresses, and phone numbers of individuals associated with an opportunity, such as property owners and sellers, real-estate agents, wholesalers, buyers and assignees, and title company or lender contacts.
  • Transaction information — offer and contract terms, dates, underwriting inputs and results, and document and e-signature records.
  • Account information — for authorized users of the Application, their name, email address, and role.

Opportunities reach the Application through channels controlled by the operator: an operator-controlled email mailbox, SMS messages, manual entry, and the operator's customer relationship management (CRM) system.

2. How We Use Information

We use the information described above to:

  • receive, parse, and process incoming property opportunities;
  • organize deal information into structured deal records and document workspaces;
  • evaluate opportunities against the operator’s underwriting criteria;
  • generate, store, and manage deal documents and e-signature records;
  • support the operator’s acquisition workflow, including coordination with sellers, agents, title companies, lenders, and buyers involved in a transaction;
  • submit property addresses and parcel information to third-party property-data services to obtain property details, value and rent estimates, and tax information; and
  • push information about qualified opportunities to the operator’s GoHighLevel CRM when the operator manually chooses to do so.

We do not sell the information handled by the Application, and we do not use it for advertising purposes.

3. Gmail

DealSifter connects to an operator-controlled Gmail mailbox that receives incoming real-estate opportunities. In connection with that mailbox, DealSifter uses the Gmail API with the scope https://www.googleapis.com/auth/gmail.readonly.

Gmail access is read-only: DealSifter can retrieve messages but cannot send, modify, label, or delete them, and nothing is ever written back to the mailbox.

What is retrieved: message content (subject line, body text, and HTML content), sender name and email address, message timestamps, message and thread identifiers, attachment metadata, and links contained in messages.

What is stored: the retrieved message content and metadata, together with the property and contact details extracted from it, is stored in the Application's data storage (Base44 entity storage) in association with the corresponding deal record.

Retention and deletion: There is currently no general automatic retention limit on stored records; records are retained until deleted. Records can be deleted within the Application by the operator, and we will delete stored information in response to a request sent to info@selltofreshstart.com.

AI services: Raw Gmail message content is not sent to AI-based services. Only property details parsed from an opportunity (such as a property address) are used with property-data services, as described in Section 5.

CRM: When an opportunity qualifies for follow-up, the operator may manually push information about the deal — including the property address, contact details, underwriting results, and original email body text — to the operator's GoHighLevel CRM.

4. Google Drive and Google Docs

DealSifter uses the Google Drive and Google Docs APIs to generate and store deal documents. The operator-authorized OAuth connection requests the scopes https://www.googleapis.com/auth/drive and https://www.googleapis.com/auth/documents. In addition, a Google service account uses Drive access to create the per-deal folder structure in which documents are stored.

Types of documents generated and stored include: offer sheets; property evaluation summaries; purchase and sale agreements and their addenda; proof-of-funds letters; title opening summaries; assignments of contract; and merged, executed document packets.

Generated documents can contain seller, property, agent, assignee, buyer, transaction, and other deal information, as applicable to each document.

Raw Gmail message content is not stored in Google Drive or Google Docs.

5. Property-Data Services

Property addresses and parcel information may be submitted to third-party property-data services to retrieve property details, market value and rent estimates, and property tax information. These include automated valuation and rent-estimate services (such as RentCast and Rentometer) and public county and municipal tax and property records. Information submitted to these services is limited to property-level data, not message content.

6. Limited Use

DealSifter's use of data obtained from Google API Services, including Gmail, Drive, and Docs data, complies with the Google API Services User Data Policy, including its Limited Use requirements. Google user data is used only to provide and improve the Application's deal-processing, document-generation, and workflow functionality. We do not sell Google user data, and we do not use or disclose Google user data for advertising purposes.

7. Storage, Retention, and Deletion

Deal records are stored in the Application's data storage on managed cloud infrastructure; generated documents are stored in the operator's Google Drive; and opportunities the operator pushes are maintained in the operator's GoHighLevel CRM.

There is currently no general automatic retention limit on information stored in the Application's data storage; information is retained until deleted. To request deletion of information stored in the Application, contact info@selltofreshstart.com. We will also coordinate, where possible, the removal of information that has already been pushed to the operator's CRM or included in generated documents.

8. Data Security

The Application requires authentication for access, restricts administrative functions to authorized operator accounts, and provides external parties — such as document signers and title company or lender contacts — only unique, revocable single-purpose links. Google and other integration credentials are maintained in the hosting platform’s managed configuration. We take reasonable technical and organizational measures to protect the information we handle. However, no method of storage or transmission is completely secure, and we cannot guarantee absolute security.

9. Third-Party Service Providers

We disclose information handled by the Application only to service providers that support its operation:

  • Base44 — application hosting and data storage;
  • Google — Gmail (opportunity intake) and Google Drive and Docs (document generation and storage);
  • GoHighLevel — the operator’s CRM, for opportunities the operator manually pushes;
  • property-data services — for property details, valuation, rent, and tax information (see Section 5); and
  • messaging providers (such as Twilio) — for receiving SMS-submitted opportunities.

We do not sell the information handled by the Application, and we do not share it with advertising networks or data brokers.

10. Revoking Google Authorization

The Application's Google connections (Gmail, Drive, and Docs) are authorized by the operator. The operator may revoke DealSifter's access at any time from the Google Account permissions page (https://myaccount.google.com/permissions) or by contacting us at info@selltofreshstart.com.

11. Your Choices and Requests

If your information is handled by the Application — for example, because you submitted a property opportunity or are a party to one — you may request access to, correction of, or deletion of your stored information by contacting info@selltofreshstart.com. We will review and respond to reasonable requests.

12. Changes to This Policy

We may update this Privacy Policy from time to time to reflect changes in our practices or legal requirements. Material changes will be communicated by updating the "Last updated" date at the top of this page and, where practical, by other reasonable notice.
